Move-Out Carpet Cleaning Receipt: What Your Landlord Wants

· 4 min read · AZ Same Day Service

A move-out carpet cleaning receipt satisfies a property manager when it shows the date, the rental's address, which rooms were cleaned, the method, and a business name and phone number to call with questions. Our move-out carpet cleaning leaves you with exactly that, and most leases that require proof will accept it as is. Read the cleaning clause in your lease before you book anything, since not every lease asks for one.

Read the Lease Clause First

Some leases require a professional carpet cleaning at move-out and say you have to show proof. Others say nothing about carpets at all and leave it up to you. Find the clause before you book, because it decides whether you need a receipt at all. If the wording says "professional cleaning" or "steam cleaning," either is satisfied by truck-mounted hot water extraction, the method a professional carpet cleaner uses; you do not need to find a company that uses that exact phrase. If the lease wording is unclear, call the office and ask what they want to see rather than guessing and booking the wrong thing. If the lease is silent on carpets, a clean carpet still helps the walkthrough go more smoothly, but you are not required to produce a receipt for something you were never asked for.

What a Useful Receipt Actually Lists

A property manager asking for proof is checking for specific details, not just a total paid. Check for all of these before you forward the email anywhere, since a receipt missing even one can send the office back to you asking for more:

A text from a roommate, a verbal promise, or a photo of damp carpet does not meet that standard; an office that asks for proof wants a document it can file. If your receipt does not break the rooms out by name and your lease wants that level of detail, ask for an itemized invoice instead of booking a second visit. It is a short follow-up request we can usually turn around the same day.

The total on your receipt can also be more than the package price you booked. A room is any carpeted space up to 200 square feet, a larger room counts as two, and hallways and stairs are quoted separately as small add-ons; heavy pet urine and red dye or ink stains fall outside a package too. If any of that applies to your unit, your technician prices it before starting and you decide whether to go ahead, so the receipt matches what was actually cleaned rather than the headline package price.

How You Get the Receipt

If you pay online or over the phone, Square emails a receipt automatically as soon as the charge goes through, so check your inbox, and your spam folder, the same day rather than assuming it never arrived. Keep that email somewhere you will find it until your deposit is settled rather than deleting it once you move. If your property manager specifically wants the rooms spelled out and the automatic receipt does not break them out that way, ask for an itemized invoice when you book or right after the job; we can send one by email, and you can forward it straight to the office.

Timing It Around the Walkthrough

Book the cleaning after your furniture and boxes are out, not before, so the crew has full access to every edge of the carpet and nothing gets re-soiled by moving boxes across it afterward. Then leave time for the carpet to dry before the walkthrough. Our guide to carpet drying time in Arizona covers what changes how long that takes and how to speed it up, which matters most if your walkthrough is scheduled for the same day as the cleaning. If you have already handed back the keys, or the unit will be empty when the crew arrives, say so when you book. We can work from a lockbox or a door code arranged ahead of time instead of needing someone there to let the crew in, as long as the office knows a service vehicle will be on the property.

What the Receipt Can and Cannot Settle

A receipt proves the carpet was professionally cleaned on a given date. It does not settle how your property manager counts rooms, whether a closet or a loft counts as its own room, or what happens if your unit has more rooms than our packages cover. Mention your layout when you book, and ask your property manager directly rather than assuming either side's rule applies to the other's count. Our 5 room, whole house package covers most move-outs in a single visit, and you can book online once you know your room count.

Want it done for you? Our 3 room carpet cleaning is $99. A room is any carpeted space up to 200 sq ft. Book online or call (623) 220-0018.

Common questions

Can I get a receipt to show my property manager?

Yes. If you pay online or over the phone, Square emails you a receipt automatically with the date and the charge. If your property manager wants the rooms listed by name, ask for an itemized invoice instead and we can send one by email.

How long before my move-out inspection should I book?

Book after your furniture and boxes are out, and leave enough time for the carpet to dry before the walkthrough. Our carpet drying time guide covers what changes how long that takes in Arizona.

Does the receipt need to say steam cleaning?

No. A lease that asks for professional cleaning or steam cleaning is satisfied by truck-mounted hot water extraction, which is the method named on our receipt along with the date, address, rooms cleaned, and our contact information.
