No mystery quotes. These are the same three packages we have run across the Phoenix Metro all year, and the price on this page is the price on your invoice. Every package uses truck-mounted hot water extraction (deep steam cleaning), the method major carpet manufacturers recommend, and covers rooms up to 200 sq ft each.

What Counts as a Room
Simple rules, applied the same way at every house:
- A room is any carpeted space up to 200 sq ft: bedrooms, living rooms, dens, home offices, playrooms.
- Rooms over 200 sq ft count as two rooms. A big open great room in a newer Gilbert or Queen Creek build usually falls in this category. Most bedrooms do not come close to the limit.
- Hallways and stairs are quoted separately as small add-ons. We tell you the number before any hose comes off the truck.

Upholstery, Tile, and Other Service Pricing
Most customers bundle at least one extra service while the truck is already parked in the driveway. Here is how the rest of our pricing works:
- Upholstery cleaning: sofas $99-$149, loveseats $79-$99, chairs $49-$69, sectionals $149-$249, depending on size and fabric.
- Mattress cleaning: starts at $75 for a twin and $129 for a king, with $20 off when you bundle it with a carpet cleaning.
- Tile and grout cleaning: priced by square footage, and every Arizona floor is different (travertine, saltillo, and porcelain all clean differently, and hard-water buildup changes the job). We give free estimates over the phone.
- Air duct cleaning: free estimate based on your system size and vent count.
Bundling services on one visit is the cheapest way to book, so mention everything you want done when you call.
What Affects Your Carpet Cleaning Price
The package prices above cover the vast majority of jobs. A few things can move the number, and we flag every one of them up front:
- Soiling level. After haboob season, fine desert dust works deep into carpet fibers, and monsoon mud tracked through an entry can leave traffic lanes that need extra pre-treatment passes. Normal traffic-area pre-treatment is already included in every package; genuinely heavy soiling gets discussed before we start.
- Pet treatment. Spot treatment for visible stains is included. Deep enzyme treatment for pet urine and odor is an add-on, priced per area and quoted before any work begins.
- Stairs and hallways. Quoted separately, as noted above.
- Room size. Spaces over 200 sq ft count as two rooms.
- Carpet protectant. Protective coating is included in the 5-room whole-house package and available as an add-on with the smaller packages.
One thing that never changes the price: the calendar. Same-day appointments cost exactly the same as ones booked a week out.
