Carpet Cleaning an Empty House: Access, Water and Power
· 5 min read · AZ Same Day Service
You do not need to be home for carpet cleaning. Give us a lockbox code, a gate or door code, or the name of an agent or property manager who will let the crew in, the same way you would for our move-out carpet cleaning. Mention it when you book, not when the truck pulls up. If the water or power at the house is off, say that too, so the crew can plan around it before the day of the visit.
How the Crew Gets In When Nobody Lives There
The most common way we get into an empty house is a lockbox with a code, a smart lock code, or a door code you set up for the visit. All of those work. So does an agent, a property manager, or a relative meeting the crew at the house, if you would rather have someone there to point out the rooms and any stains. Whichever way you choose, give the code or the contact's name and number when you book, since working it out over the phone while a truck sits outside costs real time.
If the house is in a gated community or has a code for a shared driveway, give that too. A crew that cannot get past the gate cannot start the clock on your appointment, and a code that only works for part of the day is worth mentioning up front.
If the Water Is Off at the House
Our cleaning machine runs off the truck, not off the house's power, so a house with the electricity shut off does not stop the machine from working. Water is different. If you have shut off the water main before leaving town, or the house is between owners and the utility has not been turned on yet, tell us when you book rather than letting the crew find out at the door. We plan the visit differently when we know ahead of time, and a surprise on arrival is the one thing most likely to push your appointment later in the day.
If you are not sure whether the main valve actually holds, or you suspect a line in the house is already leaking, that is a question for a plumber before it is a question for a carpet cleaner. We clean carpet; we do not diagnose or repair plumbing. The same goes for a smell or a stain that looks like it came from standing water rather than ordinary soil: tell the crew when they walk through, and they will tell you honestly whether it is still a carpet cleaning job or something that needs a different kind of look first.
Power, and What It Means for Drying
The cleaning itself does not need power from the house. Drying afterward is a different story. An empty house often has the air conditioning set high for the season, or off entirely, and without it running there is nothing pulling moisture out of the carpet once we leave. In Phoenix's warmer months, a closed-up house with no airflow holds onto both heat and dampness far longer than one with the AC on or a fan moving air through the room. If you can arrange for someone to turn the AC to a normal setting, or run a fan, for the rest of the day after the appointment, the carpet dries faster and the house is less likely to pick up a musty smell while it sits empty. Our guide on carpet drying time in Arizona covers what else changes how long that takes.
Paying and Getting a Receipt Without Being There
You can pay for the visit online ahead of time through our booking page, so nothing about the day depends on you being there to hand over a card. Once the charge goes through, Square emails a receipt automatically with the date and the amount. Keep that email if you are a landlord or property manager who needs it for your own records, or if whoever owns the house will want proof the job was done. Our guide to rental property cleaning in Arizona has more for landlords handling a turnover from a distance.
What We Can Price Now, and What We Can't
Our three carpet packages run by room count: 3 rooms is $99, 4 rooms is $129, and 5 rooms, the whole house, is $179. A room is any carpeted space up to 200 square feet; a space larger than that counts as two rooms, and hallways and stairs are quoted separately as small add-ons. Count the carpeted rooms the way you would describe the house to a friend, and give us that number when you book so we can match you to a package before the crew arrives.
A closet or a loft does not have a set rule yet, so mention any of those when you book rather than guessing how they count. The same goes for a house with more rooms than our packages cover: call with the room count and we will work out the price with you rather than leave it to be settled at the door.
Some jobs fall outside what a package covers no matter who is living there. Heavy pet urine that has soaked into the pad, or red dye or ink stains, are two common examples, and an empty house can carry either one from a previous tenant or owner just as easily as an occupied one. If the crew finds something like that, you get a price before any of that extra work starts, and you decide whether to go ahead.
Want it done for you? Our 3 room carpet cleaning is $99. A room is any carpeted space up to 200 sq ft. Book online or call (623) 220-0018.
Common questions
Do I need to be home for carpet cleaning?
No. Give us a lockbox code, a door code, or the name of an agent or property manager who will let the crew in, and mention it when you book rather than at the door.
Can you clean carpets if the water is shut off?
Tell us when you book. Our machine runs off the truck, not the house's water, but we plan the visit differently when we know ahead of time instead of finding out at the door.
Can I pay online if I'm not there?
Yes. Pay through our booking page ahead of time and Square emails a receipt automatically once the charge goes through, which is useful if you need proof the job was done.
