Counting Rooms and Sizing the Big Ones

A room is any carpeted space up to 200 sq ft, and a space larger than that counts as two rooms. Walk the house and count carpeted rooms the way you would list them to a friend: bedrooms, living room, den. For any room that looks larger than a standard bedroom, measure the length and width in feet and multiply them, since that is the only way to know if it crosses 200 sq ft on its own. An open living and dining area is the most common place this catches people off guard, since it often reads as one room on a floor plan but checks in well over 200 sq ft once you measure the whole space.

If measuring every room is not practical, start with the one you are least sure about and estimate the rest by comparing them to it: a guest bedroom is usually close to a primary bedroom, a den close to a home office. A rough floor plan from when you bought or rented the place, or the square footage a listing gave for a room, works well enough to get started, and you can always confirm the exact number when you call. Hallways, Stairs, Closets and Lofts

Hallways and stairs are quoted separately as small add-ons rather than counted as one of your rooms, so leave them out of your room count but mention them on the call. The room rule does not name closets or lofts either, so describe any of those too, a walk-in closet, a loft at the top of the stairs, so the price for them is settled before the crew is on the way rather than discussed at the door.

Pet Accidents and Heavy Soiling

Every package already covers spot treatment for everyday marks, including light pet accidents. Urine that has soaked into the backing or pad is treated as work outside the package, and very heavy soiling from a long-neglected carpet can be the same way. Parking, Access and Anything in the Way

A technician needs a place to park a truck close enough to run hoses inside, so mention a gate code, a shared driveway, guest parking that fills up, or a unit reached only by stairs with no elevator. In a gated community or an HOA with a guest list, say so, since getting a crew added to that list can take longer than you expect if it is left until the day of the visit. If furniture is still sitting on the carpet in the rooms you want cleaned, say whether you can clear it yourself or need help moving light pieces, since heavy furniture moving beyond what a package already includes can change how long the visit takes.

None of this changes the package price on its own, but leaving it out means the crew spends part of the visit solving it instead of cleaning, which can push back the rest of the day's schedule. A short list on the call, where to park, how to get in, what is still sitting on the floor, is what keeps the visit itself to just the cleaning.

Adding a Rug or a Sofa, or When We Need to See It First

If you want an area rug or a sofa cleaned on the same visit, say so on the call. That is its own service added to the carpet package rather than part of the room count, so it gets its own number before the day of the visit. A few jobs cannot get a firm number over the phone at all: a commercial space, a fine wool or silk rug, or carpet with heavy, long-standing pet damage. For those, a technician looks at the carpet in person first, and whatever that visit finds gets priced and confirmed with you before any work on it begins.
