What Counts as a Room in Carpet Cleaning? How to Count Yours

A room is any carpeted space up to 200 sq ft. A space larger than 200 sq ft counts as two rooms. Hallways and stairs are quoted separately as small add-ons. Once you know how many rooms that gives you, you can see which of our carpet cleaning packages fits before you call, instead of guessing off the number of doors in the house.

How to Measure a Room Yourself

Grab a tape measure instead of guessing. Measure the length and the width of the carpeted floor in feet, multiply them, and round to the nearest foot. Here is the arithmetic for three real floor plans:

• A 12 by 14 foot bedroom is 168 square feet, under the 200 square foot limit, so it counts as one room.
• A 15 by 15 foot living room is 225 square feet, over the limit, so it counts as two rooms on its own.
• A 10 by 11 foot home office is 110 square feet, comfortably one room.

Measure wall to wall where the carpet actually runs, not the outside of the house, and do not subtract for a closet door or a built-in that sits over carpet. If a wall is not straight, measure the longest run in each direction; the count only needs to be close enough to tell whether a room lands under or over 200 square feet. A tape measure works better than pacing off steps, since a stride is rarely an even foot and the error adds up over a 15 or 20 foot wall. If you only have a rough number in mind, round down on the smaller dimension rather than up, so you are not surprised by an add-on you did not expect.

When One Open Space Counts as Two Rooms

An open floor plan changes the math more than a single bedroom does. Add the length and width of the whole open area, living room, dining area and the space between them, and check that total against 200 square feet rather than measuring each furniture zone on its own. A great room 16 by 20 feet comes to 320 square feet, so it counts as two rooms by itself, before you even reach the kitchen. Newer homes built around one great room instead of separate living and dining rooms tend to run over the limit; older homes with smaller, separated rooms usually do not.

A sunken or split-level living room is still one carpeted space if the carpet runs continuously across the step down, so measure it as a single area rather than splitting it into two smaller shapes and adding those together. An L-shaped room, common where a dining area wraps around a kitchen island, is easiest to measure as a rectangle plus a smaller rectangle for the leg of the L, then add the two square footage figures before comparing the total to 200 square feet.

Hallways, Stairs, Closets and Lofts

Hallways and stairs are quoted separately as small add-ons rather than counted as one of your rooms, so leave them out of your room count and mention them when you book instead. The room rule does not name closets, lofts or landings either. Tell us about each one when you schedule so it is settled before the crew arrives rather than sorted out at the door.

This trips people up because a long hallway or a wide loft can look like a room on a floor plan. It is not measured against the 200 square foot rule the way a bedroom or living room is, and there is no published figure for what a hallway or a closet adds to the bill. Describing it when you call, a runner down a 20 foot hallway, a walk-in closet off the primary bedroom, a loft at the top of the stairs, lets us tell you what it adds before the truck is scheduled rather than after.

Which Package Fits Your Room Count

Once you have a number, the three packages line up by room count, not by a total square footage. The 3 room package suits apartments, condos and refreshing the main living areas. The 4 room package covers everything in the 3 room package plus a fourth room, extended spot treatment and premium deodorizing, and usually fits a three bedroom home. The 5 room package, the whole house option, adds a fifth room, protective coating and a full deodorizing pass, and suits a whole house refresh, a move-out or getting a home ready to list.
