Getting a Furnished Rental Ready for Snowbird Season
· 4 min read · AZ Same Day Service
A furnished rental that sat closed all summer gets cleaned in a set order: start with the AC filter and a dust pass, then carpet, the couch and the mattresses, and finish with tile and grout last. Winter tenants judge a furnished unit on the soft furniture as much as the floors, so the couch and the beds need the same attention as the carpet before anyone sees photos or walks through the door. Book it as one visit rather than spreading the work over several weekends.
Work Through the Home in This Order
A home with the AC off or barely running all summer collects dust on every surface, and that dust keeps settling even after you turn the system back on. Clean it in the wrong order and you undo the step before it. Start with the AC filter, since a clogged filter keeps recirculating what you are about to clean up. Dust hard surfaces, blinds and ceiling fans next, so what falls lands on floors that have not been cleaned yet instead of on furniture you just finished.
Carpet, upholstery and mattresses come next, and doing them together in one appointment means the crew treats dust and allergens embedded in fabric while the rest of the unit is still being worked on. Tile and grout go last. Grout holds far less of the dust that settled over summer, and a tile floor is easy to touch up again right before a tenant arrives if something gets tracked back in.
The Couch and the Mattresses Are What Tenants Notice First
A winter tenant renting a furnished place cannot bring their own sofa or mattress, so those are the pieces they look at closest, in person and in listing photos. A couch that looks flat or stained, or a mattress with visible marks, reads as a red flag even when the carpet looks fine. Get upholstery cleaning and mattress cleaning done before any new listing photos are taken, not after, so the furniture photographs the way it will actually look when the tenant walks in.
Carpet still matters, especially in a living room or bedroom that a camera lens makes look larger or smaller than it is, but treat the couch and the beds as equally important line items on your pre-season list, not an afterthought once the carpet is done.
Scheduling the Visit While You Are Out of State
Plenty of owners handling a furnished rental are not in Phoenix for this. That is a logistics question, not a reason to delay. Leave a lockbox code or door code for the crew, and have them call or text you when they arrive and again when the job is finished, rather than waiting on-site. Pay for the visit online ahead of time so nothing about the appointment depends on you being there in person to hand over a card or a check.
Do Not Skip the Dryer Vent
A dryer that has not run all summer still has a vent and an exterior cap sitting exposed to the weather, and a cap that sits unused for months is an easy place for a bird or a nest of some kind to settle in before you are back. A blocked vent shows up as clothes that take two cycles to dry once your tenant starts doing laundry, and it is a fire risk a property manager does not want attached to a unit with their name on the lease. Have the dryer vent checked and cleared in the same visit as the rest of the turnover, before the first load of laundry, not after a tenant reports a problem.
This Is Not the Same Job as a Short-Term Turnover
A furnished rental leased to one winter tenant for a season is a different job from a short-term rental that turns over every few days between guests. The between-guest routine on a short-term property is lighter and far more frequent, and our short-term rental turnover guide covers that separately. What this post covers is the one-time deep clean before a unit that sat closed all summer gets handed to a tenant for the season, done once, thoroughly, ahead of time.
Scheduling gets tighter the closer you get to the holiday weeks, when a lot of owners are trying to book the same kind of turnover work at once. Booking earlier in the fall, before the rush, is usually easier than waiting until just before your tenant arrives.

Common questions
Can you clean my rental while I am out of state?
Yes. Leave a lockbox or door code for the crew, and ask them to call or text you when they arrive and again when the job is done. Pay online ahead of time through the booking page so nothing depends on you being there in person.
Should I clean before or after taking new listing photos?
Before. Get the carpet, upholstery and mattresses cleaned first so the furniture and floors photograph the way they will actually look when a tenant walks in, not the way they looked after a summer closed up.
What should a winter rental turnover include?
Start with the AC filter and a dust pass, then carpet, upholstery and mattresses together, then tile and grout last, and check the dryer vent before the first load of laundry. Doing it in that order means you are not undoing an earlier step.
